Meadows of Blackhawk - Pflugerville, Texas - 1st Quarter Sales Report - 2009

As a resident of the Meadows of Blackhawk for over six years now, I like to keep an eye on the property values in the area.  Ever since the toll roads opened a couple of years ago, demand has remained reasonably strong despite a rocky real estate market in 2008.

Currently, there are 19 homes available in the Meadows, with an average asking price of $204,915.  The average square footage for these homes is 2,455, for an average price per square foot of $84.57.  

 

Presently, there are 5 homes under contract in the subdivision, with an average listing price of $176,598, and an average square footage of 2,258, yielding an average price per square foot of $80.74.  This is about six dollars per square foot higher than prices for 2008.

  

Over the past three months (January 1st through today), there were 10 sales closed within Meadows of Blackhawk.  The average listing price was $183,119 and the average sales price was $181,915.  This means that homes sold for approximately 99.3% of the list price.  This number does not account for any seller-paid closing costs, nor does it include any price reductions.

The average number of days on the market for this initial quarter was 111, which is higher than the average for the entire Austin MLS.  The square footage of the homes sold averaged 2,328, and the price per square foot for the sales was $79.19.

 

In other area news:

Located at the southwest corner of the intersection of the aforementioned toll roads (45 and 130), Stone Hill Town Center is slated to fully open within a few months, and it promises roughly 1,000,000 square feet of shopping and entertainment.  Home Depot, Best Buy, SuperTarget, Verizon Wireless, and Mattress Firm are now open, soon to be followed by Bealls, several retail clothing stores, a number of restaurants, and more.

Stone Canyon (Round Rock, Texas)- Home Sales Report -January through October 2008

I have loved the Stone Canyon neighborhood for years, having assisted many buyers and sellers in the area.  We have some very good friends in this subdivision, and I always enjoy getting a chance to visit the area parks and trails with our kids.  Located just off of Highway 620 next to the Seton Round Rock Medical Center, it offers strong amenities, natural beauty, and high-quality homes.

Currently, there are 26 homes available on the MLS in Stone Canyon, with an average asking price of $242,494.  The average square footage for these homes is 2,651, for an average price per square foot of $95.33.  This is an increase of about $4/square foot since June levels.

There are only 2 homes under contract right now in Stone Canyon, with an average price of $257,450.  The average square footage on these homes is 2,794, yielding an average square footage price of $90.57.  This number has dropped about $3/s.f. since June, but the small sample size makes it not as valuable for comparison purposes.

Over the past ten months, there were 56 sales closed within Stone Canyon.  The average listing price was $229,301 and the average sales price was $224,529.  This means that homes sold for 97.9% of the list price, but my figures do not account for any seller-paid closing costs on behalf of the buyer.  The average number of days on the market was 66 days , which is less than the average for the Austin market.  The square footage of the homes sold averaged 2,543, and the price per square foot for the sales was $88.80.

Davenport Ranch in west Austin - Market Overview - January - October 2008 (edit/delete)

Davenport Ranch is a terrific neighborhood located in the hills of west Austin, just off of 360 (Capital of Texas Highway) near Westlake Drive.  It is in the prestigious and acclaimed Eanes school district.  Having officed in the Westlake area for my entire real estate career, I have grown pretty familiar with this neighborhood, having listed and sold a handful of homes, as well as sold many to my buyer clients.

Located very near Lake Austin and the prestigious Austin Country Club, Davenport Ranch is also convenient to downtown (probably 15 minutes or so without traffic). 

Currently, there are 18 homes available on the MLS in Davenport Ranch, with an average asking price of $1,556,378.  The average square footage for these homes is 5,084, for an average price per square foot of $276.95.  These figures include six homes priced at over $2 million (3 of which are over $3 million).

Over the past ten months, there were 16 sales closed within Davenport Ranch.  The average listing price was $827,406 and the average sales price was $787.607.  This means that homes sold for approximately 95.2% of the list price.  The average number of days on the market was 108, which is about 25 days higher than the average for the Austin market.  The square footage of the homes sold averaged 3,700, and the price per square foot for the sales was $208.07.

Travis Heights - Downtown Austin Texas Neighborhood - Home Sales Trends - 2008

Travis Heights is an eclectic and beautiful neighborhood nestled on the southern edge of downtown Austin, just across scenic Lady Bird Lake south of Riverside Drive.  Located very near I-35, Barton Springs, Zilker Park (which is much like Austin's version of Central Park), and much more, this area offers unique homes, convenience, and a sense of community.  The tree-lined streets have always reminded me of something straight out of a movie set.

For the purposes of this post, I compiled data from the Austin MLS system to give you some idea of how briskly homes are selling in Travis Heights, and for what price. 

 

Currently, there are 30 homes available in Travis Heights, with an average asking price of $677,957.  The average square footage for these homes is 2,401, for an average price per square foot of $290.70. 

Over the past nine months, there were 20 sales closed within Travis Heights.  The average listing price was $532,098 and the average sales price was $510,328.  This means that homes sold for  95.9% of the list price.  The average number of days on the market was 78 days , which is slightly more than the average for the entire Austin market.  The square footage of the homes sold averaged 1,861, and the price per square foot for the sales was $281.38.
