Even More Shopping for Pflugerville!

Along with the newest developments that have sprung up in Pflugerville over the past year or so, I am happy to see another one in the works, just across from the Wal-Mart on 685.  Here are some posts that I wrote about Stone Hill Town Center and Pfluger Crossing:

Pflugerville, Texas is Getting Two New Shopping Centers!

According to the plat map provided by SCC Developments on their website, the new center (which I think is called Pflugerville Town Center) looks to have a strip center, along with a "big box" retail store (117,000 s.f.) and several other free-standing buildings.  I read on another blog that Walgreen's was the probable first tenant, which would be great.

They are in the process of extending Pfennig Lane into the new development right now, and the construction appears to be moving quickly. 

Stone Hill Town Center continues to crank along, and the exterior structure for the Super Target is shaping up nicely.  I noticed that the Verizon store just opened, and there is another medium-sized building that just went up over there in the past week.  The sheer size of Stone Hill is still amazing to me, since I have lived in this area for 13+ years without really close shopping until now.

Lower property tax rates are coming for Pflugerville!

Thanks to the rapid commercial growth occurring in the Pflugerville, Texas area, residents (me included) will continue to see property tax rates decreasing over the next 4-7 years.  The Community Impact newspaper featured a story on this in their monthly printed edition, which is generally packed with valuable local information.

Pflugerville, Texas is Getting Two New Shopping Centers!

For years, Pflugerville has had one of the highest tax rates in the general Austin area, although they are competitive with cities of similar size around Texas.  The homes are still VERY affordable overall, however.  We have lived in Pflugerville since 1995, and we like it because it's quiet and safe.  With the advent of the two major toll roads in the area in 2006, suddenly everything seemed closer to our front door. 

In 2009, they have approved a 1/2 cent decrease, but rates have dropped about 50 cents since we moved to our current neighborhood about six years ago.  Part of the decrease came from an across-the-board reduction passed by the Texas Legislature about two years ago. 

Since Pflugerville's tax base is shifting from strictly a "rooftop market" to more commercial sources, this should help rather dramatically in the upcoming years.  City officials have also made it a goal to attract more jobs to Pflugerville proper, since we are still very much a bedroom community, with most jobs in Austin or Round Rock.  Currently, about 94% of Pflugerville residents work outside of the city.

Pflugerville Pfamily Pfestival & Expo - October 18, 2008

If you want to know where to find me in the mid-day hours next Saturday, I will be attending the Pflugerville Pfamily Pfestival with my own "pfamily".  It starts at 9am and runs until 3pm on the 18th, and it will be held on the grounds of Hill Country Bible Church at 303 E. Pflugerville Parkway.

According to the press/ads that I have seen so far, it looks like fun.  Here are some of the features I noted:

  • Childrens' activities
  • Classic car displays
  • Door prizes
  • Fire safety house - not sure what this entails exactly, but sounds interesting enough
  • Food - always a plus in my book
  • Helicopter displays
  • Merchant booths
  • Live performances
  • Various public safety displays

Among the demonstrations and performances will be:

  • Austin Toros Dancers & Mascot - The Toros are the minor league NBA team for the Spurs franchise
  • Dance Elements Dancers
  • Order of the Arrow Dancers
  • Park Crest Middle School Choir
  • St. Mary Baptist Church Youth Choir
  • Texas Academy of Ballet
  • Texas National Guard helicopter
  • Star Flight helicopter
  • Stat Air helicopter

So, if you have a couple of spare hours next Saturday, come on out and enjoy the fun.  It's an official Pflugerville Chamber of Commerce event.
