"Between a Rock and a Weird Place" - Pflugerville, Texas Makes Relocation List

With its newest marketing slogan, "Pflugerville: Between a Rock and a Weird Place", my current hometown seems poised for even more growth now that it has been named as one of the "Top 100 Places to Live" according to Relocate America.

To briefly explain the saying, Pflugerville is located between Round Rock and Austin, whose city slogan is "Keep Austin Weird".  This refers to efforts to support local small businesses as opposed to large chain stores.

I have lived in Pflugerville for over 14 years now, so I know firsthand how great the town is for raising kids.  It's quiet, safe, friendly, and affordable.  What else could you ask for?

When we first moved here, the census sign (from 1990) said, "Population: 4,444".  The current population is approaching 50,000, making Pflugerville one of the fastest growing cities in Texas.

Speaking of the desirability of our community:

"Pflugerville is just 20 minutes from Austin-Bergstrom International Airport, and with two new state highways traversing the city, Pflugerville will soon be an essential hub for people making their way in and around Central Texas. Perhaps most importantly, Pflugerville is committed to families. Located minutes from technology giants Dell, Samsung, Motorola and IBM, and from the State offices in downtown Austin, the City attracts a highly educated population in search of quality housing, excellent schools and a safe, healthy environment."

New Pflugerville Road Construction Promises Easier Access

In the upcoming months, two separate but related road construction projects will bring better access to the southern part of Pflugerville.

The first phase involves connecting Heatherwilde Boulevard to Howard Lane (south of Wells Branch).  Additionally, Wells Branch will be extended and connect through to the section attached to Dessau Road.  This phase is set to be completed in April.

The second phase entails widening Wells Branch Parkway from I-35 to Heatherwilde.  It will be a four-lane road.  The project was bid in January and the construction should begin later this year. 

As a longtime resident of Pflugerville (almost 14 years now), I have been very pleased with many of the road projects locally, not to mention the toll road system, which has dramatically improved access to shopping, restaurants and even my own office. 

According to the Pflugerville Community Impact newspaper, one of the city engineers thinks that the new road projects will increase the desirability of commercial projects both along Wells Branch Parkway and Dessau Road, within Pflugerville's jurisdiction.

The $10.8 million pricetag came from a variety of sources - bond money from Travis County, and a public-private partnership in which three landowners donated the right-of-way, necessary easements, and cash.

Round Rock - Pflugerville Market Report

According to the Austin area MLS, the average price in the Round Rock area increased by $16,273 for June 2007 from the same period last year.  For Pflugerville, prices increased by $17,748.  For both areas taken together, there were 69 fewer homes sold for June. 

June was slower overall for Austin's market, primarily because of the near-constant rains over the past 60 days.  Large projects in Austin are behind by 45 days or more. 

Hopefully, the selling season will extend longer than average this year, since many potential buyers delayed purchasing while waiting for the weather to abate.
