Debe - ETJ means "extra territorial jurisdiction".  Usually, this means that the property doesn't have city taxes.  :)

Gotcha!  We use OCL--outside city limits!  Still, a great deal and a gorgeous piece of property!

I can tell, looking at these photos, that the scenery in Texas is sure different than Idaho!

By the way, I've never seen ETG or OCL.  Maybe it's because here the taxes are about the same whether you're in the city or out.  The recipient of those tax $$$$ just changes from the city to the county!
