Meadows of Blackhawk in Pflugerville - Home Sales Report - January through April 2010

As a resident of the Meadows of Blackhawk for over seven years now, I like to keep an eye on the property values in the area.  This stuff affects me, too!

Currently, there are 19 homes available in the Meadows, with an average asking price of $209,542.  The average square footage for these homes is 2,607, for an average price per square foot of $81.12.

Presently, there are 4 homes under contract in the subdivision, with an average listing price of $215,709, and an average square footage of 2,662, yielding an average price per square foot of $81.30.

Over the past four months (January 1st through the end of April), there were 11 sales closed within Meadows of Blackhawk.  The average listing price was $210,554 and the average sales price was $206,345.  This means that homes sold for 98% of the list price.  This number does not account for any seller-paid closing costs, nor does it include any price reductions.

The average number of days on the market for the first four months of 2010 was 59, which is lower than the average for the entire Austin area MLS.  The square footage of the homes sold averaged 2,706, and the price per square foot for the sales was $77.32.

You mean you live in Pflugerville and not Austin? Whatever happened to truth in advertising? LOL. Many decades ago I think half of Pflugerville were relatives of mine; still might be. Mostly Kirks and Hartmanns.

Russel - Yep.  We've lived here since 1995.  Bought our first and second homes here.  I didn't know you had family in this area.  :)

Jason, I love the way you put all this info in an article rather than a chart.  More personal--I may have to use this idea.

Nice job with your market recap of what is going on in the Meadows of Blackhawk neighborhood!

Jason, I do like your style. I am working on defining my market report and I like the story vs the chart but I am not so detailed...a work in progress =)

I was just thinking the same thing that apparently everyone else is. Great format for a subdivision post.

Jason, that's one of the reasons why I started doing a market report for my neighborhood, Upper Fulton Park, in Waterbury. But all text? I'll have to try it out one month and see what my stats are compared to the charted version.

Hey Jason,

I like how you turned this into a blog rather than a chart and graph POST. Interesting trends. I love the name of your neighborhood. Blackhawk is manly.

Jason, GREAT Blackhawk hyperlocal blog! How many homes are in the community for 19 to be on the market? It sounds like a lot, especially since in the last 4 months 11 total sold...

Nice outline of that neghborhood.  I would bet that is effective with locals shopping in the area.  Gives me ideas for my own blog.
