Finally, here it is. The opportunity that you have been waiting for for your entire career. Yes, it's a chance to make a gigantic commission with very little effort on your part. This is not a gimmick, but a true business proposition from me. Yes, perhaps my touch is firmly in cheek here, but, as Dave Barry often says, I am not making this up.
Currently, in the Austin MLS, the most expensive listing price is $13,500,000, which may seem to be paltry sum to those of you in the most expensive markets in the country, but here is it a LOT.
The good news for any buyers looking in that range is that there are now TWO listings at exactly the same price. If you send me the buyer for either of them, I will pay you 1% of the listing price, assuming I collect at least 2% total. Yes, I will pay you $135,000, and all you have to do is produce a legitimate buyer who is interested in purchasing this type of property here in the Austin, Texas area.
I will conduct the showings, offer, negotiation, and I assure you that I will do everything humanly possible to get it closed. In fact, I will even hand deliver your referral check if you prefer, anywhere in the country, and then take you out for a nice dinner at the restaurant of your choice with your entire immediate family. And why not? We are almost certainly destined to be best friends, right?
With all of the contests going on here at Active Rain, I was even thinking of starting a new contest to see who could send me the most referrals by the end of the year. :)
You are probably wondering about the properties themselves, and whether they will live up to the buyer's critical standards. As for the listings themselves, here they are, submitted for your approval, future best friend.
Listing #1
This gated estate boasts an impressive 10.35 acres of waterfront property on Lake Austin, with 15,869 square feet per the listing agent, built in 1999. It has 9 bedrooms, 9 full bathrooms, and 3 half bathrooms. It also includes an astonishing 9 LIVING AREAS and a 4-car garage. You can even have up to nine horses on the land if you like.
Here are a few choice photos to whet your appetite:

Listing #2
Not to be outdone, this newly listed property has 4.35 acres of waterfront land on Lake Travis, which is just west of Austin about 30 minutes away. This home has 13 living areas, along with 7 bedrooms, 8 full bathrooms, and 3 half baths and TWO gourmet kitchens (why not?) including 8 refrigerators and 7 dishwashers! It was built in 2001 and has 16,173 square feet per the builder. There are miles of lake and hill country views and it appears to be an entertainer's dream home with theater & music rooms, over 3000 square feet of outdoor living space and 300+ feet of waterfront.
Wow! I feel like Robin Leach from "Lifestyles of the Rich and Famous" now.
Below are the photos of this phenomenal estate:

So, what are you waiting for? I look forward to hearing from you soon! Why not score a cool six-figure referral fee and be a hero to your family and friends alike?
As always, your comments are welcome. Thanks!

I'll do my best, Jason. Which one of these is Michael Dell's house? Or are they both his?
They didn't have homes like that in Austin when we lived there. Seems the horns got past TCU today.
This is a nice way to get interest. Think it's cool. Now there's a place here that's listed at $100M... and, well... you know the rest.
Hey Jason
Put me down for two of those properties. I have lots of friends and family.

Jason, to answer your question, I was thinking we would restaurant hop. We could have each course at a different spot. I'll fax you the list when I have the buyer.
I could handle $260k for simply referring someone to you!
First of all, I told you I don't want our vacation home in the MLS...what makes you think I want it on your AR blog?
Secondly, for that other property I was totally uninterested in referring someone. That is, until you offered to take me out to dinner. I'm really craving an In-N-Out Burger. I better start generating some leads!
Hey jason
Next time I have someone looking to move your way with those type of needs I'll be sure to contact you.
Wow, what a wonderful opportunity you had to view these homes. Great photos! (The red entertainment room hits me as "I like it" one moment then "Yuck" the next moment.)
Jason,
I don't roll out of bed for anything less than $136,000.
How about I sell these properiea and give you 25% of my 3%, I think I will have a little talk with Sandra Bullock. Ha
yucca: a native plant of the Arizona Desart
JOE - I will look into this for you. That might just work....
PAUL - With the dinner included, it will likely approach $135,500. Will that work? If you prefer, I could just buy you this (the choice is totally yours):
And now for something completely different. This has nothing to do with your blog, Jason, but I was curious if you have checked out Trulia.com yet. There is a section for "Voices" which is basically Q & A with agents and the general public. I was browsing today and saw a few questions from potential buyers in Austin. Check it out and see if you can give them a hand!

I have a buyer for you, but because my broker would only give me $7 for the referral fee after taking out all of the hidden charges, I'm keeping my mouth zipped! :)
AMY - That one made me laugh out loud. That is known as a "callback" in comedy. Well done!
This post sure got a lot of attention. The property is fabulous and the commission would be even more so, right? I hope you do sell it.
Awww man, I had the perfect buyer for us... Boy-band mogul Lou Pearlman just got back to Florida from Asia, and loves extravagant properties ---
Too bad it was by federal extradition for tax fraud, and his local home was just short-sold with 5MM in equity! hmm, I'll have to make some new calls!! my ears are up!
love it!
It's now September 17th and wondering if they've sold yet? Hee Hee Hee... Maybe Bill Gates is looking for a get-away? It's rainy this time of year here... West Texas would be good...
Here is your chance to get back that referral money plus some! I will offer you $405,000 referral fee for this $40,000,000 home in the Seattle area.

Look forward to the referral.
I came across this post while looking for something today. I can't believe no one has a solid buyer for these places!
I know someone who could possibly find you a client. I'll get back to you. Btw: and i mean this in the best possible way but how do you still have the listing :) You know what mean i hope. Most sellers are impatient. I guess they must be very close friends of yours and in no rush to sell. Well good thing i suppose then we have a couple years or so still (hopefully sooner) to find you some clients. I'm definetely bookmarking this and the guy's above (40 mil) as one of the coolest marketing ideas on active rain.
VICTOR - I will email you about these listings. Thanks for the compliment - I also thought it was creative when I wrote it. It's an easy way to make a lot of money, right?
Wow! I sure hope to send you someone! I love these big bucks listings, it is vicarious fun and it is nice to see someone living the good life to the max.
Just wondering = Did you have any showings from this blog... Wish I could think of someone - Actually there is someone - I'm off to try to reconnect!!
One word Jason - WOW - love the pool area in the first one.
Maggie - Bring someone! :)
Marcia - I didn't have any showings from this post, which I actually wrote 14 months ago!
Tami - It is pretty amazing, isn't it?
Wow.....I want to live in either one of those properties..I wish I had a client for you!
Sonja - They do look really nice, don't they?
Super opulent, acreage and water. Nice pictures. They really represent the prop. well.
