Davenport Ranch in west Austin - Market Overview - January - October 2008 (edit/delete)

Davenport Ranch is a terrific neighborhood located in the hills of west Austin, just off of 360 (Capital of Texas Highway) near Westlake Drive.  It is in the prestigious and acclaimed Eanes school district.  Having officed in the Westlake area for my entire real estate career, I have grown pretty familiar with this neighborhood, having listed and sold a handful of homes, as well as sold many to my buyer clients.

Located very near Lake Austin and the prestigious Austin Country Club, Davenport Ranch is also convenient to downtown (probably 15 minutes or so without traffic). 

Currently, there are 18 homes available on the MLS in Davenport Ranch, with an average asking price of $1,556,378.  The average square footage for these homes is 5,084, for an average price per square foot of $276.95.  These figures include six homes priced at over $2 million (3 of which are over $3 million).

Over the past ten months, there were 16 sales closed within Davenport Ranch.  The average listing price was $827,406 and the average sales price was $787.607.  This means that homes sold for approximately 95.2% of the list price.  The average number of days on the market was 108, which is about 25 days higher than the average for the Austin market.  The square footage of the homes sold averaged 3,700, and the price per square foot for the sales was $208.07.

Hi Jason!  Davenport Ranch looks like an awesome place to live.  Sales are loking good and 95% LTP isn't bad either!
