Short Sale Listing - Austin Area - $40 per square foot? It's true!

One of my agents listed a home yesterday that is priced at $160,000 with 3931 square foot per the county tax records. 

This is priced at $40.70 per square foot - amazing! 

To be fair, the home will probably go for a little higher than the asking price, since we are anticipating multiple offers by Sunday or Monday.  Here are a couple of shots from the MLS listing:

Hey Jason, I would hope it goes for more than 160,000.00.  This is like a mansion compared to the 3 bedroom ranch that sold at Auction in Tiverton, RI and I thought that was a good deal.

I can't believe how much house someone will be able to get for 160K plus.  That seems like an amazing deal!  Maybe I should relocate to Pflugerville.

Holy cow! $40.70 per square foot? I should check our average price per square foot now. I couple of years ago it was about $150 per square foot. What a huge difference!

OMG! What a nice home for that price. I can not believe homes like that are going at such a great price. I mean Really I just brought a buyer into a starter 3 bedroom 2 bath home in Gladstone and it was 233k

That's a smoking deal. To rebuild it today, a builder would have to spend $200,000 to buy the land and materials. I hope you get multiple offers, but I've been surprised lately that what I thought were absurdly low are still attached to active listings. Fear and Panic rule the roost, today.
