Sheldon - It's in a nice area - that is pretty close to the median sales price here in Austin.

It certainly must help your first time buyers to have the opportunity at a newer home like this for $200K. Thats great !

Up here in my county the median homes are probably closer to $400K (and not for nice newer houses like yours here) and much higher in the more northern county towns, making it more difficult for the first timers. It's almost certainly because of our close proximity to Manhattan.

However, we are seeing even lower deals like we havent seen in 7 or 8 years in some cases, so bargains are there for those with good credit.
